This and similar projects require a balance of space planning skills and the ability to integrate the new design into the existing home.
Craig Residence
Weston, WV
The Craig Residence is a new construction that rather than seeing them as problematic, seeks to utilize the climate and topography as key ingredients in the creation of the design, ultimately defining the way the structure interacts with its surroundings.
Herto Residence
Morgantown, WV
The design for the Herto Residence will incorporate a master bedroom, office and garage addition to their existing home. One primary objective was to smoothly and sensitively transition the new addition into the existing structure. The proposed design maximizes living space and creates a relaxing, inviting atmosphere.
Espisito Residence
Morgantown, WV
The design for the Esposito residence stresses the importance of integrating landscaping components, site features, and topography, with the structure. This not only creates unity, but helps to maximize living area by allowing the client to experience the benefits of both indoor and outdoor space as one.
Waitman T. Willey Mansion Morgantown, WV
The Mills Group was contracted by the Morgantown Historic Landmarks Commission to assess the home and compile a study to determine the feasibility to adaptively reuse the building. An intense survey was performed on the building systems, the conditions of the exterior envelope and interior finishes.
Heritage Homestead
Grantsville, WV
The clients wanted a rustic feel to their home, integrating it with the surrounding countryside. Also important to the family was the incorporation of a home office that integrated with the space of the main home, yet is also private. This provided the opportunity for a unique architectural feature, where the office space overhangs the mountainside, feeling as though it is isolated.
In our precedent boards presented to the clients, we displayed post and beam elements and natural wood materials. The plan and exterior of the home includes a modern, yet classic design, utilizing historic architectural components that give the feel of the arts and crafts movement. Most notable about the home are its site considerations. As planned, it will sit atop a ridge, and will be set into the mountainside. As a result, the clients are able to take advantage of the spectacular views offered by the region.
Darst Street PUD
Morgantown, WV
This Master Plan for a Planned Unit Development, in one of Morgantown's burgeoning neighborhoods achieves the balance between the client's directive to maximize the site potential and develop a contextual infill. The vacant lot provided many challenges in its steep incline and limited space, but ultimately the design yielded an approach where the buildings were laid out stepped up the lot, so as to maximize the number of units that have a view of the neighborhood, as well as save space by providing parking in underground garages.
Limestone Farmstead
Bruceton Mills, WV
The residence, planned for the Bruceton Mills, West Virginia area is a new structure currently in the early stages of design, that will serve as a retirement home for the couple. The architectural design is reminiscent of a vernacular farm house with an outbuilding to serve as a garage and RV storage. The composition of the building's architecture tells the story of growth and modification overtime. Careful consideration has been given to the site's opportunities and constraints.
Wirt County Log Cabin
Wirt County, WV
Hidden beneath asbestos siding and years of neglect, this late nineteenth century log structure, is a symbol of Appalachian heritage and vernacular architecture. The current owner of the cabin did not own the property it sat on, and therefore it was necessary to move it, if it were to be saved. The Mills Group was contracted to perform an intensive survey of the building, investigating the log components and the way in which it was constructed, in preparation for disassembly. Recording the cabin in its original setting through photos, drawings, and field notes, was an initial step. Site supervision and coordination of the disassembly was a follow-on task to ensure proper care was taken. Critical to the success of this project was proper and detailed documentation, in conjunction with a numbering system which allowed for ease in reassembly.
Sustainable Residence
Potomac, MD
The project is a renovation and addition to an existing residence. The current home will be enlarged by one story and an addition will be added on the back of the home.
The client is an advocate of environmental sustainability and green design. His ideas, along with our intensive research yielded several elements, which have been incorporated into the residence, such as the use of solar panels, a green house, and a green roof. The spatial arrangement of the home is also oriented on its site to take advantage of sun's maximum exposure.

Morgantown, WV
These properties are part of an ongoing initiative by the Fairmont-Morgantown Housing Authority to revitalize and restore the city's neighborhoods by making homes affordable to working families. Morgantown has experienced an overrun of older homes being divided up into student apartments. The FMHA is working to return Morgantown's historic neighborhoods in South Park, Wiles Hill and Greenmont to family oriented housing. The Mills Group has an ongoing partnership with the FMHA to investigate and assess properties purchased by the agency to develop a plan that provides solutions to both exterior, such as the envelope and roof, and interior, bringing mechanical systems up to date and remodeling kitchens and baths where necessary.

Brock, Reed & Wade Building
Morgantown, WV
The Brock, Reed, & Wade Building in downtown Morgantown is a significant contribution to the historic High Street streetscape. As the architects for its renovation, we have developed plans that will restore and celebrate the historic character of the structure, while also proving modern living and office space. Among the new tenants for the building is The Mills Group. We moved into a temporary first floor office space of the building in May of 2007. When the construction for the building is complete, The Mills Group will move into a third floor space above.
De Lazy Lizzard
Morgantown, WV
De Lazy Lizard in downtown Morgantown will undergo a major facelift with the help of the Mills Group. We have integrated historic architectural components with modern elements and amenities that work together to bridge the gap that once existed in the downtown streetscape.
Riverwalk Shops
Davis, WV
A revitalization effort is underway in Davis, WV and one of the first projects is the adaptive reuse and rehabilitation of the old Shop-n-Save/ Authentic Woodworking Building at the edge of town. As essentially the portal to Main Street, this project will welcome visitors and be a symbol of the revitalization of Davis. Currently a dank and vacant space, the building will soon be occupied by three retail shops and a spa.
Dance School
Morgantown, WV
CTA High Flyers is dance and gymnastics academy located in Morgantown, WV. To accommodate their growing enrollment, a new building was recently constructed to house their studios and performance venues. The wants and needs of the students, faculty, staff, and parents shaped the layout and design features.
Delmonte Hotel
Elkins, WV
The Delmonte Hotel, located on Railroad Avenue, in Elkins, West Virginia was an integral part of the bustling early twentieth century railroad network that extended across the United States. The Mills Group, LLC, was contracted by Mountain Partners in Community Development to perform an intensive survey of the building to best provide a concept design for its adaptive reuse. The Delmonte Hotel was an important part of railroad and local history, providing a reasonably priced, hot meal for workers and residents alike. Our proposed design utilized the first floor of the building to be developed as a restaurant, and the upper levels as office space.
Arbogast Building
Elkins, WV
The Arbogast Building, part of the Delmonte Hotel Complex, is owned by the Randolph County Housing Authority. The agency wished to renovate the outdated and seriously neglected building in order to provide affordable housing to residents of Elkins. The Mills Group assessed and documented the historic cast concrete block structure, compiling the information into a feasibility report for reuse. The building had very little interior historic integrity, but did maintain it on the exterior. A plan was developed that utilized the existing building envelope, but completely renovated the interior. The proposed plan included three rental units accessed by a proposed stair component within a new porch structure that relates to the historic precedent.

Cannon Hill
Rowlesburg, WV
West Virginia's multi-faceted history includes many events that have shaped its cultural heritage, but no other event has had as significant impact as the American Civil War. The area that is now West Virginia found itself in 1860, literally in the middle of the War of the Rebellion. The Mills Group, in conjunction with Hays Landscape Architecture Studio located in St. Clairsville, Ohio, was contracted by the Rowlesburg Area Historical Society to prepare a site Master Plan to open their Historic Cannon Hill Site for public access. The town was integral to the success of the North in the Civil War because of its proximity to, and protection of, the B & O Railroad and two of its vital resources, the Cheat River Bridge, and the Tray Run Viaduct.
Mylan Park Amphitheatre
Morgantown, WV
Mylan Park is a growing organization serving Morgantown and surrounding areas by providing venues for sporting events, concerts, and festivals. As a part of this development the Mills Group, in coordination withHays Landscape Architecture Studio has been hired to provide a Master Plan that will provide modern, yet efficient public facilities that maximizes the available space and cater to a large demographic whose accommodation requirements vary greatly.
National Road
Wheeling, WV
The historic National Road, aka the National Pike or old Route 40 was an incredible foundation for Westward expansion during the early 1800's. Although only a small section of West Virginia experienced the rapid growth brought on by the nation’s first "superhighway", its significance was great in the whole state in terms of increasing industrial growth and commerce. As such the architecture along the National Road serves as a tangible timeline. The architectural style, patterns of similar components, and location of the homes and buildings illustrate important growth periods that heavily affect what was happening in much of the surrounding region.
Preston County Commission ATM Building
Kingwood, WV
The ATM building in Kingwood is an adaptive reuse project that will incorporate an all Green Design. The public space will include a meeting room and polling facility, and boasts recycled glass countertops and energy efficient windows and mechanical systems. It is our hope that in encouraging the use of Green Design, a universal knowledge and preference will develop for products that contribute to our community's overall well-being, preserving it for future generations.

Mylan Park
Morgantown, WV
Mylan Park, just outside of Morgantown is a growing venue that hosts various concerts, shows, and community events. In their expansion, their administrative building was in need of a facelift that would welcome visitors as the pulled into the complex. The structure, basically a two story, stick built rectangular house converted into office space, was a challenge in giving it a façade that not only changed the character of the building, but was sophisticated enough for the growing organization. To meet challenges of ADA accessibility and provide an interesting, yet functional entry, an angled platform deck was planned along the front of the building, covered with a corrugated metal shed roof, reminiscent of the company's industrial roots.

Jerome Park Housing Plan
Morgantown, WV
A project developed in a partnership with Habitat for Humanity, the Jerome Park housing development is planned to provide homes for families within the agency's program. The site was once Morgantown's famed Jerome Park, constructed by the West Virginia Traction Company in the early 1900s. In this regard and keeping within the Mills Group philosophy of "building on the principles of the past", we have surveyed the neighborhood to obtain historic precedents, which have been incorporated into the architectural considerations of the new structures. The site will be developed to provide a community setting, with green space and site amenities that give the homes a park-like setting yet provide a contextual in-fill within the established neighborhood.
Webb-Blessing House
Charlestown, WV
This historic landmark in downtown Charlestown, West Virginia, was built in the mid-1800's by a freed black man and housed him and his family at a time when African Americans seldom owned the rights to themselves let alone significant amounts of personal property. The house is integral to the city, which played a central role in the secession crisis and the subsequent Civil War. The Webb-Blessing House has suffered the ill effects of neglect for many years. The Mills Group surveyed and assessed the condition of the building, compiling a feasibility report that identified the historic components of the house and documented the progression of change over time. It also detailed the steps to be taken to first stabilize, then restore, and finally utilize the structure as a house museum that will relay a part of the community's rich history and cultural heritage.
